Finished square footage is calculated with exterior measurements from the outside of the home for above grade, finished & heated rooms. Basements & garages should not be included in the square footage. 

Square footage in public records, tax records, MLS records are often inaccurate, sometimes by hundreds of square feet.

Split level style homes often include the garage and basement in the overall square footage on public records. Cape style homes typically use half of the first floor’s square footage for the second floor’s square footage. However, the second floor may have dormers or other areas that often add square footage that public records does not reflect.

Colonial homes often have Interior space which is open from the floor of one level to the ceiling of the next higher level.  This should only be included in the square footage for the lower level.  See the below sketch and notice the open to below areas should be deducted from the overall square footage of the home. This typical would result in a higher square footage on public records. 

Other examples include renovations or partial dormers which sometimes are not accounted for on public records. We even find that homes can be a different size than what a builder shows on the floor plan and even from blueprints when last-minute changes were made.

You may have more or less square footage than public records reports! If you rely upon the square footage recorded in public records, you might be pricing your home too low or too high!
